I see there has been no response so, it sounds like you are proud of your spreadsheet and it may be very comprehensive, but;IMO, a proforma that goes beyond 12 months is a dream sheet, a way for you to tease or entertain yourself.

The credit history of the borrower would evidence financial management toward third parties more than the payment history to family members, IMO.Unless you were obtaing this debt at a huge discount and had an exit strategy, either refinancing the borrower or selling the debt, I would not entertain this note as an investment.

If we can agree at $120k and start paying on the loan again TODAY it could be entertained.

If I meet one, I would certainly entertain using them.
