I think in my own word in the last 5 years there's "reduction status of middle class", eg: if in 2020 middle income is someone that could purchase $500k house, in 2022 a middle class income is someone that could buy a mil house.

I just refinanced my current VA loan with no costs called an IRRRL (interest rate reduction refinance loan) and dropped my interest rate on my current project from 3.75 to 3.25%.

Let’s assume for this example non commercial is ~10 reduction to residential unit cost (due to worse financing etc).

If the "new" Agreement did not specify that the split would take effect only after the meter was installed, without addressing the higher recent charges, or a specific starting date for the reduction in cost, it will come down to exactly what was written.

You'll probably have to subtract from that gain some negative cash flow (10% down may make cash flow off the bat tough), and you can add some back in for tax benefits and debt reduction, but the wealth on your balance sheet grows fastest this way.This is not to say 10% down and negative cash flow is good.
