Usually an economic recession will make people go into hard assets, like real estate.

When we were talking, he said he was over-leveraged and lost the properties he did have in 2010 and had to start all over, so it sounded like he had a touch of Great Recession PTSD, which would make sense he wouldn’t want to come close to that again.

Both are good through recessions, I wouldn't worry about it too much.

Over the past many years, since the Great Recession, the overall national and Wake County NC default rate has declined considerably.

I expect to see a significant correction when the bull market turns, the economy is in recession, & people have less capital to pull out of the stock market to fund downpayments.
