BUT the risk of needing to renew as markets change are real, I never borrow more than 60% LTV  (thats where im comfortable my banker will give me 75-80% if i want it) lets say the market starts tanking this year and I have notes due to renew next spring, and values drop, there is a risk my loan to value will not be adequate to renew the loan if I borrowed at 80% but at 60% i have some insulation from that.

In one of mine, I was planning to remove the carpet and install vinyl plank, but my handyman suggested cleaning the carpet then laying the floating plank on top (using carpet as insulation and padding).  2.5 years in and so far so good -- definitely softer and warmer than the concrete underneath, and easier to clean. 

Needs all new drywall and insulation.

We also insulate you from that headache... that's what you pay us for. 

Should I just increase my umbrella coverage limits or try to insulate my self also with an LLC?

I would also suggest the cap above which the tenant pays for a future lease.not necessarily (especially if the house is old/inadequately insulated). good luck trying to cool the place from 80 to 74 when it's still high 90s at night after 100+ day time temps.  

A perception of a win-win is possible without sacrificing business objectives.What this looks like practically for us:Protect yourself- #1 (especially in California) make sure to insulate yourself, if things go south. 

I didn't see any ceiling fans and while the exposed beams look nice, I don't see how the ceiling is insulated.

Adding 9 additional inches of insulation to the already insulated attic. 4.

Real estate is more expensive here than some midwest or southern places but people are still moving here, which I think will help insulate the area from a major correction.We also have soccer and an NBA team.
