After scouring the forums and blog posts on BP, I see the same generic answers of, "Look for good economic growth indicators, areas with multiple industry, areas with good price to rent ratios..." but no one really gets down into the details of where to go to find such data or how they use the data to forecast in the future.In fact, I listened to DGs second guest appearance on the BP podcast hoping he would shed some light.

"Likely be in Texas" ==> The answer is completely different from state to state, so no generic answer will work in every state.In Texas, historically my friends suggested 80% of purchase price, but recently the governments have been very aggressive on appraisals in they have said 100%.

A more generic answer would be, if you are looking for B/C neighborhood, Brookline, Brentwood, Brighton Heights, Bellevue, Avalon, Swissvale, etc. are some of the best neighborhoods.

After looking at a few potential flips, I always find myself using pencil and paper to take notes of things that need fixed and then using a generic it will cost 5k to renovate a bathroom, flooring is $4/sqft etc.
