On average I listen to at least 1-2 a day at 1.5x speed usually while driving or exercising, walking the dog, etc.

Recently got my RE license this past year, I exercise, and will be taking Spanish this summer when I’m off the school schedule (I’m a teacher; this is year3)Im from the RGV so I can get by but my parents do not speak it. it’s been a goal for awhile to get better.I have very low living expenses and try to put my money in fueling my RE business, building up my emergency savings, putting towards my Roth, travel (but covid), and future RE investing.

. - JakeHi Jake,Personally I think 5 years is too far out to plan based on  everything you're going through right now, making a plan for this length of time seems more of a wish list exercise than a followable plan.A more workable strategy might be to plan for buy number one only (figure out ALL of the details for that), then about 18 months later begin planning to buy number two.You have a lot of OTHER new variables pressing in on your time (and money), new baby, new home, new job, new city, etc...But some people like to plan far out..if that's you...then go for it...but I still think the time frames and details at this point are more of a wish list then a folowable plan of action.Good Luck!

Structure the basics like this:A - Price agreed to.B - Option Period:  Number of years the option is in play.C - Two Way Option:       1 - You as Buyer have exclusive right to buy during Option Period     2 - Seller can exercise an Option to NOT sell.
