Lots of companies have been touting that investors are taking over the market (many of whom have an agenda, of course), but no one seems to have data from past years of how many investors there were in years past.Before making statements about how much more impact investors have today, the reporters and commentators out there need to get solid evidence and make conclusions based on real data.Certainly it is in my interest to make claims like there are more investors today than ever before, but since I have absolutely nothing to base that on, I'd never make such a statement.

Add on the shenanigans and deceptions like posters in this thread promote and it is quite evident why many choose to work around laws rather than get a license.

So I don't see supply outgrowing demand in this case as the supply of quality homes changes the demand.This is evident in neighborhoods such as Northern Liberties and Fishtown.

When you go to sell years later, or should you want to illustrate your holdings to a 3rd party to get a loan perhaps, these numbers will be evident and show on a pro-forma.  

Just review the contract for whatever you sign up for. they are called "Undetectable Pre-existing Conditions" and your inspection report should be enough evidence to allow for a claim.
