I do not know much about the market other than lost fortune in Las Vegas real estate market in 2006-2009.

I was born and raised in Las Vegas.

I am a buy and hold forever person, but since I am not 71-years old I thought about selling my Las Vegas properties for 5 years, pulled the trigger on that and it was a nightmare evicting the tenant and cleaning every house.

@Michael JohnI am curious if your “flee” theories would also apply to cities like Las Vegas, Houston, Minneapolis, the hundreds of college towns, tourist towns in America.

We are based in Las Vegas but I can give you feedback when you need it.

I just do not think it is possible to go to Phoenix, Dallas, Las Vegas, Denver or Los Angeles, pay $150,000 for a SFR and get $3,000 a month rent for it.
