Dont be an Idiot , matter of fact if he has keys , change the locks , put his tools outside and tell him to get them . he could squat and clain that living there was your arrangement .This guy does have a Mbs and a Phd .

Typically the seller is gonna be an equity check at closing so 2 or 3k doesn't really hurt too bad for them.

If it's different than what the seller is advertising/renting, that could be a tremendous negotiation point.I would bet there is a lot of mismanagement here, which makes me think this might be an opportunity.
