You could install wifi smart locks and get a good relationship with a cleaner to handle turnover.

Usually that is the result of using a cleaner that has a soap base which builds up over tile or using the no rinse cleaner(no such thing) or using one of the wet swiffer mops which leaves tremendous buildup over time.

IDK if they became stained and thrown out or the cleaners lose track of them, the mattresses have remained clean.

Overall I'd agree that cases of owners being sued and taken to the cleaners are rare, however even the threat of a case can cause stress, take up time and create expenses for an owner.

I learned the trick from a professional cleaner to use lemon oil on a cloth for soap scum on glass. 

This has to do with business ethics and personal integrity, regardless if you are a wholesaler, realtor, flipper, landlord, or vacuum cleaner salesman.  

You have time to screen for the best buyer to sell to and the deal is cleaner. 

My vote is, we blow right by the ever-expanding governmental control of our free enterprise real estate business and use our talents and knowledge learned from our gurus to create cleaner, smarter, other-centered, self-reliant real estate transactions to benefit fellow BP members, our family, friends, neighbors, state and nation.
