I have redone the kitchen and opened it up for open concept look, bathrooms, floors, pool deck, added an outdoor kitchen, added a 4th bedroom and re painted inside and out.

Even with all that the house is overall nice with a huge yard, almost 2000 square feet and a 2 decks side and back. 

Unit #3- 500 SF, 1BR, 1 BA w/400 SF private roof deck!

Inspector came back with a lot of subjective opinions, such as the deck MIGHT not be permitted, the washer and dryer work but look old and will likely need to be replaced/are due for replacement, etc.

Its decked out with ceiling fans, water & gas hookups for W/D, and electric outlets.My options for this space is to either convert it to a studio or 1 BR,  or just add it as a second bedroom to the back unit.

CMA is a basic report of 3 listed and 3 sold's etc. by a listing broker.BPO's use to be very basic but now banks and BPO mills demand reports almost like an appraisal where you have to take off for decks, views, and all kinds of things.

Set to close Oct 31st, here are the details (I am sure I will leave out a lot of details but this is the basics):Purchase Price: 53.5kRehab Cost: 13.5k (paint, carpet, redone hardwoods, new cabinets, tiled bath and shower, new light fixtures, garage door, new deck, new windows etc etc...this number includes re taxes as well ) I saved some money by doing a lot of the work myself..some painting, demo work, landscaping, etc.

(2) a shed for storage in the backyard and(3) a front cement deck/patio where I would be able to do cold storage underneath with access to it from the inside basement?
