The other alternative is to find a private lender who is willing to give you a bridge loan on the purchase at 100 percent financing.

Or, you can do a short term bridge loan to get to 12 months seasoning / ownership then refi again into something more stable. 

There are just so much properties manager out there, and it's very hard to differentiate which one is the best fit for you until you try them out or waste minimum 6 months of time with them before you burn the bridges with your PM.

Could be a creative way to bridge that gap.
