I'm not responsible for my tenants other bills, not sure why I would pay for his/her utility consumption.Can you direct Ontario Hydro (Power-one or whatever their name is now) that you will not longer be accepting such redirected billing and, in the future, they should suspend service and notify you if a tenant falls into arrears.... or, you could always send them a bill the next time a tenant falls into arrears with rent. ;-)

You create equity by having the seller sign a power of attorney to you so you can negotiate with the 2nd lien holder for 5cents on the dollar or what ever you can get, then and only then do you close on the sub to purchase, bring current the 1st to stop the foreclosure...

I've heard many explanations for why this is a basic tenant, but here's my theory... stating a number is making a commitment to the transaction and giving up the power to decide, psychologically anyway.
