Its seems to me that the main benifit of using a simple land trust to hold title to your properties is that it will hide the owners anme form public record.

A lot of investors fear failure so much they delay investing – spending thousands on one real estate investing course after another – trying to convince themselves that they’re investing in their futures, when in reality they’re hiding from it.

Keep the business and accounting simple until you see if this is going to work for you and you need some sort of elaborate scheme to hide your money.

If HIDE owns it, it was thru a mtg foreclosure.  

The military contract will be 6 years and I'm not a big fan of just hiding it under a rock aka sitting in the bank. 

My gut tells me he may be hiding or minimizing needed repairs.

@Ryan Moore During renovations we make sure to hide all the tools from view and close the drapes. 

Paint might hide alot of the super thin ones. 

I agree if the seller has nothing to hide what difference does it make to take 3 or 6 hours for an good inspection that’s protecting your interest.
