Right now I'm looking at small MFRs, and it's looking like the most lucrative location is South City.

Clark-Fulton close to Metro is still on the rougher side and a bit of ways away from being a STR location.

Its a 3-family located in the Columbus Park neighborhood of Worcester, MA.

Before I would execute on your strategy I would locate a HML willing to lend to you for ground up construction.

I'll try to give as much detail as possible so sorry if this is a little long-winded.I have two potential partners who are looking to do a deal together to buy a 2-4 unit in Cleveland (B neighborhood or higher) where I am located.

We worked to cultivate cash flowing houses as the base of our investment pyramid, followed by fewer, nicer houses in an appreciation area (fancier houses in a beach side location), which we use for STRs.  

It's a shame too because I really like the location and the layout for the house hacking strategy I was planning.
