I figure if we could acquire the property using this strategy we can hold it for 1 or 2 years, and refinance out of the Bond and get a return of 20% cash on cash.Does anyone out there in BP have experience with this type of bond financing that can shed some light on some possible pit falls?

I might be able to shed some light, depending on what the scope is.

(It will take another year or so before I can show a solid rental history on my first rental purchased last year; until then I won't qualify for another mortgage).I started construction on an accessory dwelling unit in my back yard, a carriage house (aka a large shed) that will become a not-so-tiny house.

Renters will pay for: central heat & air, dishwasher, main floor/in-unit laundry, carpet-less home (laminate, tile, wood floors), off-street parking, fenced-in yard, dry storage (shed, clean basement), some type of clean outdoor space (patio, deck, porch).3.

Would you be able to shed some light on these things?

Without the storage shed, I have no idea where they would keep a mower so they would probably have to hire it out.  

Remember back to previous posts, more then enough light shed there. 

Are there any New Jersey season investors that could shed some light on this.

Joel (anyone else), could you shed some light on how this would potential go down?

Also I would rent out any garages, parking spots, attic and basement for extra storage, sheds, laundry, etc..
