If you can get a place in Dallas and rent out the other rooms to cover most or all of your PITI and maybe even living expenses, you should be coming out ahead.When you save up enough for another down payment plus some cash reserves to handle the unplanned expenses, then do your additional investing out of state.

I think the only thing that people won't disagree with much is that; there will be some sort of correction in major cities, and it might happen this year or all the way out in the next decade.

Most of my comments on this thread are intended to be general comments towards the idea of paying for mentorship or coaching and not meant to be taken and applied to a specific guru/education/coaching/mentoring program.I just don’t like it when people give blanket statements like mentorship or coaching or all guru programs are scams.
