I live in the US but I am originally from Australia.My sister works as a nurse in Australia and has saved quite a bit of money (about 120 00) and she would like to invest in the US.I am wondering if someone on here can provide some insight or guidance for a foreigner trying to purchase  property in the US.My sister is looking at buy and hold property and will be using financing to purchase some property.

If I were running an Airbnb property right now, I'd rent the heck out of it on a short-term, Airbnb basis for those good seasons and try to get a traveling nurse or the like in for the 3-5 slower months just to cover the expenses.

The seller has offered to finance it for a 1yr period, but wants a pretty steep interest rate to do it, and if something goes sideways in the first year, I'll be screwed if I can't bridge that gap. second is that I've done fine with the SFR, found a nice niche in travel nurse housing, and get pretty solid 12-cap rates out of B-class stuff in my own backyard.
