My CPA says 'since both rentals are in another state, it is difficult to claim that you are both actively participating in the rental activities meeting the hours test.' and suggests to claim only half of tax deductions.

Looking at a property condition report, and it says 'pressure test fail' and 'Pour Water/Antifreeze In Drains Fail' What does that say to you?

Then the following week I see all these vases into the common hallway and back yard and told them they could not keep them thereFast forward to today, I showed up to collect the rent and not only did she not have the rent, but she claims she did not have heat in the apartment for three months (which is rubbish bc I tested the heat back in October when it was still warm out and not only are the furnace that are two years old working, but i installed new thermostats).

Some states consider drafting a note that you are not a principal party to being the practice of law.Those who obtain a RMLO license are required to take a course, about 20 hours and a test as difficult as that for a real estate agent, not that hard, and there is no specific training given in matters of seller financing!

Each state is different, but for the most part an appraiser is just a real estate agent that has taken a few classes and passed a test.

. :) They spank me if I out-compete a local branch of my same company, though, and it's not hard to figure out that Loan Originator Joe in the Eureka branch pulled Sally's credit two weeks before I did from my Bay Area office, so I have to be careful.Taken to the extreme, I have a coworker that used to be at Wells, and thus could lend nationally (big banks excluded themselves from all blame for the recession, so they have zero education/training/testing requirements and can all lend nationally, which is bonkers but that's another story).
