Renting out that house won't be an issue, but you need to start educating yourself with books, podcasts, articles, Meetups, and investing events/training. 

I would echo the advice above about waiting before making hasty decisions and TESTING out whether you really want to be an active investor. 

Small claims would be an option as wellIn Texas at least, Brokers are not parties to the purchase contract and title companies are not going to deal with these types of issues

The move could actually be an upgrade that ends up costing you less.

So I'm wondering if there are any successful investors in the Durham, NC area with a background in SF/MF BRRRR and buy and hold that wouldn't mind letting me buy them lunch or coffee sometime.

Since this would be an OOS investment I would like to make sure that the place is a descent neighborhood. 

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.7.

@Tiana Perry I’ll be happy to help you, either as someone you can connect with or bounce ideas off of, etc.I’d also recommend attending the bigger investment group that meets in Warwick monthly, and identifying a few folks there you seem to have a good connection with, inviting them out for coffee and exchanging contact info, etc.And of course, Bigger Pockets is almost by definition a great place you can bounce ideas off so multiple other investors :)

The reason I ask is we are pitching this model to friends that may want to invest and get involved and I want to build an accurate performa.That being said, do you all have insight on what the original startup cost is for furnishings, small appliances such as coffee machines and first round of consumables (ie coffee, cleaning supplies, toilet paper etc)?

Dont be an Idiot , matter of fact if he has keys , change the locks , put his tools outside and tell him to get them . he could squat and clain that living there was your arrangement .This guy does have a Mbs and a Phd .
