Keep in mind, many tradespeople are getting older and retiring and there's not many going into the business, so it could cost more to wait to replace. 

Then go to a business bank or bank with a strong business base.

Consider other factors like landlord laws, taxes, population/business growth.

STVRs with material participation are considered active investments using schedule C, similar to other actively run RE businesses or other small businesses.
