Hi Guys,I have found a property that appears on the surface to be a cherry deal!

I've included any negatives I've been able to surface in parentheses above.I'm curious about any major positives / negatives about these markets I might be missing - high crime, new employers, high poverty levels, etc.

Some fix to rent and some immediately cash flowing.We have/have access to the capital but lack the experience to build new.On the surface the numbers look very strong as the demand for multifamily is VERY high in my area.Where can I find plans for a building 12-30 units in size ?

REI keeps surfacing in my life and I believe there is no better time than the present to jump in!.

Realtor wants to bring husband by look at, as they seem to think based on my description it's surface cracks.

There was damage like scratches, scrapes and slight water damage to wood furniture which marred the surfaces.

So, you have a semi-finished look without having any surface that is easily damaged by some water.

There are so many great areas and high priced areas amongst some of the trouble areas but if folks only looked on the surface based on statistics some of these best parts would be missed.

RE Investing is a marathon, not a sprint, but it's been a muuuuch longer marathon than I initially imagined when I first started studying RE, and I'm still just scratching the surface!
