If you'd buy another house, and you have good prospects that can be just like what you just bought, and you have good reserves, it might be worthwhile. 

The prospecting, negotiating, and coordinating will absorb your time during the day.And sure, you can just limit your business so that you can handle both the W2 and RE, but you likely won't make enough to make it worthwhile after expenses like licensing fees, mls fees, splits, e&o, marketing, etc.

Who knows, maybe I can contribute something worthwhile here after all. 

I'm in escrow on a deal right now, but I can see that absent running into a worthwhile multi-property deal, it will be a long road to 40 properties.

If you are doing other types of buying (not at the auction), then maybe getting some list provider might be worthwhile - I can't say since I don't bother with that in my area (public notices work for me).

And, MassSave mentioned that there are models that suck in the ambient air and dehumidify, are these worthwhile?

From the researching I have done there are many, which can makes it difficult to know which are worth while so all the input is very helpful and I will certainly be checking some of these out!

If there was a slam dunk multi-unit available where I could live-in, I probably go that route but nothing worthwhile has popped up over the past few months. 

I haven't been able to find any MLS properties worthwhile in MA in a couple years.
