If you spend $2400 on a reno it must translate into a minimum $100 per month in additional rent.

An 8% return on your investment translates to approximately 12 years to pay yourself back for your initial investment in the property. 

There could be lucrative roles in your company that can still furnish you with the income you need but give you the skills that translate directly to RE investing. 

Translation- me, as a wholesaler, would be required to purchase the property with my own money and then sell it to the end buyer/rehabber.

If you want data, seriously.. find it, it is there... again do a search for "we buy houses in..." and you said it yourself.. all IC sites on top, yet some of you  translate that into a bad thing !?!?!
