Even when I was a resident manager, if I socialized in any way with a tenant - become a walking buddy, go have a glass of wine, etc., they always, without fail, wanted some special favor and I'd have to say no.

I closed on about October 21 at 10 am, had my dumpster guy there at 2 pm, and got the ridiculously tall grass mowed, and most of the junk cleaned out by 11pm.

So, I had electric and wood heat.Not sure if you can still burn wood where you are, but you could put in a simple hearth and a wood heater with a glass front, so it would double as a fireplace.

I would be very likely to have it done if there was no currently broken glass in the windows (signifying "possibly" that your tenant does not value the property enough to be careful).
