You have received a reply from the most reputable person in the real estate industry and the most trusted and admired Bigger Pockets contributor.Someone that has known first hand how I operate and has played a huge part on putting my company on the map.Someone that has no problems calling me out if/when I'm wrong.So for all reading, I think Jay's words speak enough volume.With your negative reviews blasted across every known Ohio Cashflow and Oz Realty review platform, it doesn't seem like you are taking responsibility so I disagree.You are out for blood and that's fine.You can have as much of mine as you want if it makes you "survive" and feel better.As someone that wears his heart on his sleeve and bleeds for the business and our investors I'm happy to take 100% responsibility.I have NEVER done what you have and would NEVER do what you have.There are others ways to resolve such matters.You could have approached me privately but "No".You waited to sell the property and the day it sold you went on this rampage...Reading our correspondence over my gut was telling me the same to not work with you.Below are some of your comments from a few years ago.It's such a shame it has come to this.This conversation becomes more and more absurd as it continues: I lost $15,800 buying a property from you.

Interest rates climbed about a point a week and topped off at 17% or 18%.The only reason the project and I survived is that I had a bank as my funding partner which allowed us to finish the project and successfully sell its 140 units.Please don’t gripe and tell any sob stories over a 7% rate.

Some area inside EPA is quite okay these days.To be very honest , the way to survive in this location are three key things:1. needs to own a house, and house in the are currently is quite affordable from its standard.2. needs dual income family, with one side working at tech / finance / ; or maybe construction.Lot of hard worker people, not just the one in tech, is very succesful in the area due to high income earner and lot of jobs.

Always offer below what you were going to offer and less than the asking price.Ask for cash back at settlementAsk for grantees that will survive closing  (like the heating systems and roof).Ask for a study period in your offer - this will give you time to find reason to do a second stage negotiations.Talk to someone with more experience than yourself - ask for helpBe conservative - the seller is NOT your friend - you are in this game to make money, not to help a seller feel good!

Clay soil, tons of predators, heat waves that fry the veggies on the vine, and Fire Season - thin skinned flesh picks up the flavor, and it is Not a pleasant one....but, it's so rewarding watching something survive all that because you helped!

If you calculate just college student debt, getting married, having kids, buying cars for transportation, health insurance, having a house, food, clothing, etc. the system is designed for the public to make just enough to survive to live another day.
