@Ryan Paltridge I have helped 3 BiggerPockets investors buy 4 STRs in Scottsdale in the last 12 months.My recommendation would be to concentrate on zip codes in popular locations that also have more non-HOA options.These would be 85251, 85250, 85257 for options near Old Town.

Cameron,One of the faster ways to become cash fluid and have enough to buy a few REI is to get your real estate license. 

Could be buying other investment properties or other asset classes. 

The whole point of tenants is not only cash flow, but to buy down the mortgage.

Rate hikes the past year have made community banks much more expensive and we had to pivot to a credit union.Assumptions were pretty much non existent when rates were low, but a lot of investors are buying deals by assuming the exisitng debt in this part of the cycle.We evaluate a deal by Buy Right Manage Right and Finance Right.

You buy all the liens with the property if you buy it traditionally.
