Regarding your last post which I did not read until after my post above, it appeared that you had ample time to get the non performing tenant buyer out due to their failure to perform and sell or refinance and this, keep you and the original seller out of harms way.Secondly, your last statement that your RE days are over is a very sad statement.

This is a huge opportunity for her that she cannot pass up, and we don't have months to sit around waiting for our house to sell.The sad part is that we basically want to give this place away to relieve ourselves of ths mortgage obligation, 5 acres 30 minutes from the St Andrews Bay and the Gulf of Mexico, and it sure seems like it will be a lot more difficult than it should be.
