With rates expected to continue going down, I do think we're more than 6 months away from the 6's, unless we have a couple more weeks like the last 2 weeks for rates.But based on a normal pace, lets embrace those low to mid 7's.

I invest in NW Florida, Pensacola, Milton/Pace, Gulf Breeze/Navarre area.

While Pueblo has seen incredible price growth, I would caution that the market fundamentals for the area do not keep pace with the rest of urban Colorado.

Pace Morby has a chart that he shared in a video, I think by accident actually, that showed his flat rate fee for EMD lending depending on the amount being borrowed. 

The client will use his business, which generated over $170mil in 2022 and on pace to hit $90Mil+ in 2023, as the guarantor.

That is the only market in my area that seems to have out paced potential buyers with new builds, and there's a lot.
