@Ruby Lee ask your lender to quote both options, so you can compare them, the rates might be different and the mortgage insurance will likely be different, also consider the upfront costs of each.

I just picked up a 7 unit all in 200k, net rent about 38k, and will go higher. 4 br in Lee Harvard, all in 75k, rent will be about 1300, , 2 br, all in 55k rent 850, Con, not much, just need to know what you are doing or have a team around you that does.
