@Karma SengeHi Karma,I know that $1million in SFH in areas that I have been focusing on can comfortably produce a 20% net cap without buying turn key and doing all the work.This would also be a low risk investment.To my knowledge any commercial or multifamily deals in B class areas that come with 3 years tax returns and show a genuine net cap of 10% or better are great finds.Thanks and have a great day,

I am always looking for more genuine people, which are hard to find, and borrowing money from the wrong people has never been my game plan.I don't see any bankings willing to take a second position.....I feel like your best bet is either to find a seller financing deal or raise more money.

You also need to check with the utility companies and get cost estimates from them for availability, fees, hookup charges, transformer and power line/power pole locations or relocation requirements, water, sewer,gas, cable etcYou will need ball park cost estimates from site work contractors for site work, roads, installation of utility lines etc.
