I get the trap the OP has fallen victim to, I once did as well because I consumed way too much social media.Once I cut that off, got outside, surrounded myself with positive people and consumed materials that were a net positive for me professionally and personally it really didn’t matter much.It can be amazing how much of our perceived reality is mentally constructed.

Specific to this post, the OP asked whether they should do a DSCR loan and then a rehab loan and it's really the other way around to not get hit with a pretty massive prepay.In general, with Fannie and Freddie's increase in seasoning requirements, DSCR loans are looking better if you can qualify for one with 6 months seasoning to get away from hard money.

I’ve cherry picked a few individuals as well (MSFT has been a good one, and the Vanguard high yield ETF I mentioned is heavily weighted with MSFT anyway as it is which I like but I still like SPDR better overall so I have SPDR and I’ve supplemented that with adding shares of MSFT to my portfolio for example) but wanted to keep it as simple as possible by pointing the OP towards high yield funds.

That's just an extra money for an attorney or title company.If you're buying property from FSBO who never sold or bought it - you definitely don't want QCD it - get the warranty deed.Here we are talking about OP buying it in his name (assuming all the title things in tact) and QCD into his own LLC.If you think too much into it - it's just cost you more money......life is easy until we complicate it
