And the additional $375 in rent won't pay for the light rehab I did, but with a granite countertop and SS appliances, it will be a more desirable option for the neighborhood.

Just a side note, but I'm assuming the leaking kitchen faucet damaged a laminate countertop and got under the sink, damaging the pressboard cabinet?

I would say to not increase the rent so much all at once only, unless they are tenets that cause major problems or don't respect your property very well. if they move out you will end up with down time of no rent due to fixing anhydrous damages due to negligence/lack of proper maitance and of course normal wear and tear (new paint exterior/interior, counter-tops grout/ tile , general updates like appliances)

Not trendy, just light and fresh and warm.But, if otherwise everything is functional and clean and not god-awful, you should be fine - assuming you're not in a really rich trendy area that absolutely demands granite countertops

There is a mini wall and doorframe on the right side, when facing the fridge, and kitchen cabinets to the left with new granite countertops.
