With 130 municipalities just in Allegheny County that are all mostly different in terms in culture and folks living there, not to mention the 90 neighborhoods within one of those municipalities (City of Pittsburgh) I think it would be nuts to be an out of state investor investing here, but hey that's just me.I'm sure many other midwestern cities are very much the same in terms of having varying neighborhoods

My main issue currently is having the capital for the upfront costs, I continue to save so one day wont be an issue but could get started sooner if working with a partner.

Take out 40% for expenses and vacancy (to be fair, expenses would likely be higher since you will be an out of town owner) and you arrive at an NOI of roughly $55k. 

I did not get them to be an agent, but to have more avenues open to servicing clients, networking  and finding leads. 

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.7.

It won't be an official loan estimate, but it should give you an idea what to expect.Will you be including taxes and insurance in your monthly payment?  

Take a few out to coffee if you're able to.You want to start building relationships with people in that area, because they will be helpful connections for finding decent contractors, handymen, attorneys, etc.

Renting out that house won't be an issue, but you need to start educating yourself with books, podcasts, articles, Meetups, and investing events/training.
