I can only force them to correct the areas so they meet the the manufacturer's specs. 

There are some people out there still doing spec builds (I'm one of those people).

In my days there were REO agents doing BPO's before they became the biggest lister in the office, the builders listing agent, who listed builders spec homes (he's hurting today), the spanish speaking latina who worked...you guessed it.

In addition, I am looking at doing a spec home and should be starting that up real soon.  

I grew up building spec houses and renovating existing homes.

check out www.thumbtack.com. you can put in the specs for the job & contractors will email you quotes. i use it quite frequently & it's a free service.

He does major ocean front spec homes that sell in the $5 - $50 million dollar range.
