We just see over and over that folks in the forums in CA or other HCOL areas buy a random property in OH or AL or KS, hit a capex expense or two, and wonder where their "cash flow" went.If you are truly in it for the long term, spend some time in the market in person first - don't pick the first property on Zillow that looks nice and buy it.

Hi @Avrohom Greenif $20K is all of your checking's and savings then I would suggest only using about 1/2 of that so you are not "house broke"If not and you actually have $20K allocated to buying real estate then that enough.

My suggestion is to use your own cash to do your first couple make sure you work out the kinks then you can leverage with private money HML or find that unicorn sub to deal.
