I was visiting Canada this summer and dropped by one of our latest projects to check the progress...ended up making 2 trips to the hardware store, installing a blind, kitchen cabinet hardware, weeding the garden, mopping floors...I was there for hours!

@Al Williamson I worked for a syndicator back in the 80s and they owned a boat load of those 8 to 20 unit garden apartments in those areas..

I need some help though.Here are the high-level details:- 5br/4ba - 4100 square feet - indoor pool/sauna/gym etc - 3 fire places - on a lake - appraised at $750,000-800,000.- the house is nearing foreclosure, but can be purchased for $550,000 from owner (personal friend).- needs $50,000-100,000 in renovations.- I live in San Francisco, but family and all connections in San Diego.- I'm a real estate agent part of my family owned real estate office in San Diego.Questions:- I have no money to invest in the property, but would like to work with an investor to assist with the flip.

@Jay Dewberry Expenses include water/sewer, heat, electric, repairs (lower the first year given 50K rehab), taxes, prop management, insurance, reserve, LLC, gardening/snow, even a little for advertising if needed. total =1,300/monthfinancing would be about 90K. 4.6% commercial for 25 years.
