The tenant is asking that we provide trash cans along the store fronts along with service of these cans as part of the "Common Area Maintenance" and allocate the cost proportionately to each of the tenants.

If not, then you need to decide whether you will contravene the zoning bylaw or allocate the space to a different purpose.After the regulatory question in satisfied, what you do with the basement space becomes a math question ... what will yield the highest return to your business ... do you split the basement and apportion it amongst the existing ground floor units?

Good thing is you never need to replace appliances, hot water tanks, older windows, HVAC, flooring, etc. so no monetary allocation is ever necessary;) Check your Declaration on if your 15 year old TOWNHOUSE roof is your responsibility.

I'd love to have time to learn these things, but right now would rather pay the contractor than allocate my time to them for most of them.Factor this into your budget, especially when the seller says maintenance is cheap and easy and might show you operating costs with a low maintenance allotment.
