I have provided turn key rentals for out of state investors but it is because they like many others like the passive investing style.

There are people with lots of different buying criteria, but I need to find the folks that match my style of what a good deal is, or spend a lot of time tryingbto adapt to their idea of what a good deal is. 

In general, check out Keller Ink...good series of instructional books you can use for life...have you narrowed down your focus...I read about 60 books a year, so I can give you a long list, but it may not apply to your investing style...What are some of your goals?

Not sure what CAP others are getting here, but I should think it's at least 9% for similar places.Size: 30 units in the town home style.

If you want plank flooring, consider the glue down style from a flooring vendor who does apartments.  

We plan to remodel the entire basement to convert to 2 nice furnish studio style (without kitchen) for Air bnb.

Inner city Dayton is booming with development right now, and Dayton is going to be a solid city again...pretty soon.Your criteria will likely pull you outside of the Dayton proper market...Kettering is a rental community, and there are lots of solid opportunities there...Vandalia is solid, so is Beavercreek and Centerville...the point is, there are lots of Dayton suburbs that are perfect for your style of investing...you won't get Dayton prices, but you won't have Dayton headaches either.And owning rentals long distance is not an issue as long as your systems are working.

I wanted to see MLS properties just to see what homes are looking in my area and what the current style in neighborhoods are.
