Honestly, it sounds like they're BLOWING it and my instinct tells me this can be attributed to poor management.

Since I have had great tenants who pay on time and care far better for the property (I attribute this to vetting my applicants till I found quality renters). 

I don't know if cities can require an agent of the landlord live within the city where the rental is located, but I can see some major red flags with that type of ordinance, but now willing to say it is completely unconstitutional to do that (interstate commerce issues amongst other things stand out).

@Chris Randall   I would not waste your time... who cares about the car.. cars are dime a dozen.if you want to be a turn key provider get on with it... plenty of folks here like to buy turn key. your product will stand out.. if your not in Madison WI then were are you.. hopefully your not in the hood of some cheap mid west town selling ghetto dogs to unsuspecting buyers in LA

One credit union said they might do a small percentage if I was attributing it to something specific such as a roof on that house.

Don't forget to include start up costs such as linens, decorations, and the little things that will make your rental stand out from the crowd when figuring out your cash flow for your first year.

This can be from Handymen, to attorneys, to Investors if people are never waiting on you for communication then you are bound to stand out amongst the rest.
