Common technique, but it's not nearly as simple as it sounds unless you've got a pretty sophisticated and effective process. 

The (b) allow Accredited (rich) and (up to 35) Sophisticated (knowledgeable) investors (the law protects the poor and stupid, preventing them from taking risks in PPMs) who are known by the Sponsor before the deal. 

This presents 2 challenges-1) The payroll/admin that my wife goes through each month, isn't worth the hassle.

You may want a part time person so you won't have the payroll expenses like insurance etc.  

I wish I can give you a more sophisticated technique vs. a simple one like networking but simple things are the ones that actually WORK.

Adam Harris just my two cents here and I am not a sophisticated investor but your situation is very similar to my own.

Make sure to take a look at the PPP, Payroll Protection Plan to see if that is better than the UI.

Depending on how sophisticated an operator the seller is, they may or may not care about the prevailing cap as much as they care about a bottom line number, especially if you're buying distressed or mis-managed, as high expenses and/or low income will skew the cap.

That's why I say you are better off just attacking the debt.There is another way to accomplish this same result on any loan using something easier to obtain than a HELOC but it involves more sophistication and planning and is not for everyone.
