The so called Gurus in this industry are typically Information Sellers.....they have info (either general or specific) that they may, or may not have written themselves and they sell that Information in the form of a product (books, downloads, seminars, etc).

If you don't have a clear scope of work you will never finish a project.2. you cant cut corners with contractors (not all contractors are the same)3. the more education you have the better off you will be. 4. i don't want to do the work myself and creating a process is the best way to manage risk, and optimize productivity.5. * don't trust anyone with your due diligence.I have 2 properties that i purchase over 1 year ago and i'm finally putting 1 up for sale by the end month.

But you're total gain including depreciation recapture was $60K so you would end up having to pay the tax on all $60K - no benefit to the 1031.The other question you're hinting at is what if you bought a tract of agricultural or hunting/fishing land that you intended to use for productive use (wilderness activities, rental, agricultural, livestock etc etc).

I don't like them now for short term I usually have 5 to 10 million out at anyone time.. so I get that.. but its all paid off  as inventory sells.. much like being a car dealer ... you only take on debt long enough to move the product.
