I can see how a newbie could get stuck in "Lurk Mode" for quite some time with all this new information to digest.I think the best way to get more people involved, especially the newbies and lurkers, is to just ask them to join in.

My husband and I just closed on our first duplex and are in full renovation mode, but in the next couple months as we have some free time again, I would definitely be interested.

I think that to be successful, you'll have to be hyper-focused on a region or niche where you can prove that your model is successful for reasons X, Y, and Z.

To verify, I tried multiple experiments, such as bidding on a phone watch for android on their jewelry section, you can pick them up from $49 to $89 on multiple websites (same model) I did a test bid for $40 over the high retail price, and sure enough, to try to me to go higher they counter bid.

That is just not a business model I prefer to use

The beauty of moving to a strong cash flowing apartment complex business model is that I am no longer at the mercy of comps on my way from my current 86 front doors to my projected 125-130 front doors likely by October, November, or December.  

Maybe if you were trying to be a model I would say "hell yeah looks matter".If the subject of your post was to grab attention, again I would say stop right where you are.

Tapping to improve properties as part of your regular business model is legitimate. 

The business model is to own the spaces only and rent them to people who own their own manufactured homes.
