I would agree with Aaron, I think your best bet is to find a flipper who has done fire damaged properties in the past and has experience with them.

I mainly plan to use LLC for asset protection if anything goes wrong, it shouldn't involve my personal asset.

I understand a large amount of investors would prefer not to get involved in that, as they're primarily looking for a cash buyer period.

You can take massive risk and bet on the lottery or in a casino.
