I have started to take three hours every other week to send letters out or call perspective customers. this is not a huge money maker but for the amount of time i put in it, it is well worth it.I agree that the carwash will take more time.

Obviously first and foremost, this thing would need to be a money maker if you're putting a low down payment. 

Laundry is not usually a money-maker and is a break-even sport at best. 

All 3 should be profitable in year one, but none are likely to be significant money-makers until they're paid off.

I believe the hardest part with smaller markets in upstate New York is that properties may not appreciate as much or as quickly, so cash flow becomes significantly more important because it may be the only real money maker for a property.

And as you know - action takers are money makers!!!

I can write pages on why, but in general, we want tenants who'd rather eat Kraft Dinner and still make rent if they're short on money.

When rental demand exceeds supply, the marginal investor is buying property at current market rates, thus will be the future market maker for rent.
