I actually know of another landlord who lowered his deductible in similar fashion When his insurance agent asked why he wanted to lower it, he was honest and told him he was evicting the tenant and wanted protection just in case the tenant got mad and tried to kick any holes in the walls or burn the house down (extreme but unlikely, fortunately) as retaliation.

For me my job is negotiating all the time for a fortune 500 company so I see strategy all over the REI market and also see the value of finding the right people to surround yourself with to make sure you do things right.

If you can imagine being a funeral director and a landlord for 45 units (fortunately I have a CPA partner who can handle the books and the occasional tenant outreach)Ryan(the CPA) and myself are thankful to BP for the forums, the podcasts etc. because a large part of our success has been because of the systems we've been able to learn about and soak up from other investors here on BP.

I applied for the income contingent repayment plan but unfortunately (or fortunately) we make too much to have it make a difference, it just defaults us back to the original payment schedule.
