If she wanted an extra 30 days to move, you should have charged her rent AND kept a large hold back at closing with escalating amounts if she wasn't out in 30 days (ie you get an extra $500 from the hold back for every day after 30 days that she's not out).

I'm not sure if you plan to rent out the entire house or do a rent-by-the-room but you should charge as much money as you can so that you can keep the extra cash.

I use someone off UpWork to run Skips – usually 1.50 per lead and have about a 60% success rate and easy format which is the big thing for me compared to other services I tried I was spending too much time trying to format for the skips or after and was just not worth it.

Banks and CU have something called "High Cost" rules which means a mortgage under $75K generally is not large enough to include or finance their hard costs plus fee's.Some DSCR lenders offer a $75K minimum after down payment but rates are usually above 9.75% even with good credit and carry a 2-3 year prepayment penalty.
