Should I make an offer, wait for it to be accepted and sign the contract and then entertain offers?

I really want the house, but also know that the bank already had one deal with a financing contingency fall through and I am surprised they are even entertaining offers with financing at this point.  

Even if they do entertain you, the seller will make the final decision on who to sell to and for me if you aren't a proven commodity I'm not going with you and if for some reason I do you can bet I'm asking for a lot of hard earnest day one, just too much risk for me.Get on multiple national groups email lists and start going through the deal flow you receive.

Retail and entertainment is in worse shape. 

Certainly, for agents and people that I don't know, I don't entertain their calls or texts late at night.You might want to consider examining your work priorities and scheduling. 

Some people might enjoy having a yard of their own for entertaining, cooking out, etc. too. 

Some questionable things happened on their end that prolonged the deal and the bank would no longer entertain a short sale.
