Here are a few very anecdotal personal observations: *Please note that there may or may not be larger market data that support/contradict these statements, and I am stating this only based on my extremely small sample size compared with the entire population, so please take that with a grain of salt  :)For our preferred price point, it seems that sale prices are generally outpacing rent increases.

I am just starting the Texas Agent On-Demand Kaplan Course...I have not read much about the video on demand part of their training, so I will post updates as I go through the course.First off, they do NOT have a sample you can view NOR was one made available when I called and asked.

PM says that they can just encourage the tenant to buy renters insurance thats the extent  of what they can do.I also spoke to my insurance company and they said they don't cover personal belongings.I am really confused here, you mentioned that I can add the renters insurance requirement in the lease but my PM says that they can't coz its illegal.Is there a sample lease copy that you have that might help me understand this little better?

Usually, only heating oil USTs associated with commercial properties are regulated. thus, most home heating oil tanks may and often are taken out of service without any oversight from state regulators.Second- the rules that are in effect for heating oil tanks are usually less stringent than for diesel or gasoline tanks since heating oil tends to thicker and may not migrate as far. as a result, many states just require tanks to be cleaned out. they may also require the tanks to be filled with sand or concrete to prevent collapse. but sampling may not be required.Third- the key to determining if a tank has leaked is to collect soil samples from around and beneath the tank (groundwater also if groundwater is shallow). another quick way to see if a tank is leaking is to "dip" it with a stick that has a paste that turns color in the presence of water. generally, if water has gotten into a tank, it can mean oil has leaked out of the tank (although a certain amount of condensation may be present even where there is no leak so this is not a infallible test).Fourth- if there is currently a tank in the basement, ask the owner if there used to be a buried tank (a/k/a underground storage tank).Fifth, If the tank has impacted the soil, the cleanup generally varies from $25K to $50K though the costs will depend ont he depth of the contamination. i once had a home with a heated pool that had pressurized piping and used diesel. the contamination went down 40 feet and the consultant went crazy excavating the soil to the tune of $400K!!!

Another thing was the interior paint, I think I'm fairly good at picking colors for an "average" flip, but for this house we used an interior designer to pick the colors and she did a great job, she had us painting sample colors all over the place, looking at them during the day and night, etc. until she made her final choices which tunred out to be great.

With 0.67 mortgage/rent ratio in CA ,renting is cheaper.My previous sample is if the buyer would like to buy anything inside renting, the condo is becoming much cheaper now, price that used to be $650k now it's only $450k.
