you can sell the one you lived in and pay no tax.. as it was owner occ that's appealing. other wise its really personal decision and you will get 17 different opinions on what to do on this site that's for sure. :)ya we sure hate that gambling for appreciation.. but some folks have to live with it.. good job.

Hi, new to the site and looking to invest in SFH and/or MFH in Northern Louisiana.

There are plenty of le dears on this site that not only will help with real estate investment "your way", but their reputation to lend would be tarnished if they didn't do right by you.Most important, know the people you'd partner with before the money moves.

(This one is really complicated, so we will definitely be talking to the CPA/Lawyer about it.)Is there any LEGAL way to not pay property taxes?

Hi everyone, First, I want to say i was really excited when i found this site and it really lit a fire under my butt.  

I'm new to the site as well.I agree wholeheartedly with @Jim Wilcox about the need for a strong lease (e.g. one that covers all types of situations).

To make things even more complicated, we are also planning on listing another rental property within the next months ($300k).

@Chris Emmanuel on being a Pro member: The advantages are indirect for me - I use the site, I meet people (including some of my clients) on the site, I learn from the site and enjoy it - therefore I want to support it just as I do my Public Radio and Public TV.
